Boom Barrier Maintenance Checklist for Hot Climates

Nearly every boom barrier failure we are called out to is one of four things: a spring that has lost tension, a loop detector that has drifted, a control board full of dust, or a lane that was never levelled properly. All four are cheap to prevent and expensive to discover at 7am on a Monday. This is the schedule we recommend for sites in Saudi Arabia and other hot, dusty regions.

Monthly checks - fifteen minutes per lane

  • Run the arm through ten full cycles and listen. Grinding, a late stop or a slowing arm are early warnings, not normal noise.
  • Inspect the balance spring. With the motor off and the arm at roughly forty-five degrees, the arm should hold. If it falls, the spring needs adjustment or replacement.
  • Wipe the arm, the photoelectric sensors and the ANPR camera lens and window. Fine dust cuts recognition range far more than most people expect.
  • Check loop detector behaviour by driving a vehicle over the loop and confirming the arm does not drop.
  • Confirm the cabinet door seal and cable glands are intact. Water and dust enter through the glands, not the door.

Quarterly checks

  • Grease the gearbox and the arm pivot points with the manufacturer's specified lubricant. In high ambient temperatures, the wrong grease thins and runs.
  • Test the anti-smash and obstacle detection functions deliberately, with a test object, and record the result.
  • Inspect the foundation bolts and the lane surface. Subsidence at the cabinet base puts the arm out of level and stresses the drive train.
  • Review the controller event log for repeated manual overrides and for lanes that are being operated by the manual release.

Annual service

  • Replace the balance spring on any lane above its rated cycle count rather than waiting for it to fail.
  • Replace relay boards and check the motor brushes or drive electronics according to the manufacturer's schedule.
  • Re-commission the ANPR camera: height, angle, focus, country settings and a day and night test with the plates the site actually sees.
  • Audit the backup power. A barrier that cannot open when the mains fails can trap vehicles inside a closed car park.

Keep a lane log

The single most useful maintenance tool is a one-line log per lane: date, fault, action, parts used. It turns warranty arguments into a five-minute conversation and it tells you when a lane has quietly become unprofitable to keep patching.
